Trophy Club sits north of us above Lake Grapevine, laid out around its golf courses from the mid-1970s onward. By mid-cities standards it is genuinely hilly: streets rise and fall, houses are cut into the grade, and a great many driveways slope noticeably toward or away from the garage.
Grade is what makes Trophy Club its own job, and grade means water. Where a driveway slopes down to the garage, North Texas storms — which arrive as a lot of water very quickly rather than a steady drizzle — send that water straight at the door. It stands against the bottom section, works under the seal and leaves the slab wet where all the floor-level hardware is anchored. A properly fitted threshold seal at the slab edge handles most of it and costs a fraction of the hardware it protects. The second Trophy Club factor is the sloped approach itself: a door on a steep drive is harder to hand-lift in an outage, which makes battery backup more than a convenience here.
