Keller sits west of us along 1709, a family-oriented suburb that filled in rapidly through the 1990s and 2000s around an older small town centre. Street after street went up within a season or two of each other, with the same builders, the same floor plans and the same hardware.
Keller gives us the cleanest cohort pattern in the mid-cities, and it is compounded by how hard these doors work. Builder springs, rollers and openers went in by the thousand within the same few years and reach the end of their rated cycles together — and a family house here with several drivers and no walkable anything runs its garage door a dozen or more times a day, so it arrives at that point sooner than the manufacturer's average. One call from a street reliably brings two or three more within a month.
